Q. Is TexasMLSBroker.com like a For Sale By Owner site?
TexasMLSBroker.com is a real estate brokerage firm, not a for sale by owner listing site. You will be represented and offered broker support when you list with us because it is the law. We take care of the entire home listing online, from listing to closing. We provide real estate advice from our experienced brokerage every step of the way and use advanced listing technology to streamline the process of your property. Our service provided to you is simple - we will have your property listed on the MLS so Realtors, buyer's agents and their clients can connect with you and view your property for offer consideration.
Q. How do I pay for your Flat Fee MLS Listing services?
Pay securely through PayPal™. We can accept Visa, MasterCard, American Express and Discover. Sorry but checks are not accepted.
Q. Can I cancel my ordered listing?
In the event you change your mind and your property has not been listed on MLS by the broker already, you may cancel your order by simply emailing us to cancel the order. However, once your property listing order has been input in to MLS by our coordinator or gone "Active"on MLS and an MLS property number has been issued then a refund can not be provided. Email us at cancel@texamlsbroker.com to request cancellation and we will research if nothing has been processed by our company.
DO I NEED A YARD SIGN?
A sign is nice and it lets the neighbors know you are selling your home. Today's Buyers are NOT driving around random neighborhoods looking at For Sale signs. According to the National Association of Realtors, over 90% of homebuyers begin their search on the Internet and are working with a Realtor. So you don't need a yard sign to sell your home 'faster' and the formula for a quick sell is listing price and the listing on the MLS!
Q. Can I cancel my listing at any time after listing is active?
Yes. Unlike other listing services, we DO NOT charge a cancellation fee. You the seller may cancel your listing at any time, under the following conditions. 1) Seller must request in writing with all Seller's signatures. 2) Seller may not cancel this listing if an offer has been presented and the seller has not replied in writing to the party making the offer. 3) Seller may not cancel the Contract if the property is under contract or pending contract. Seller must first reject any offers and or be released from a sales agreement before the listing is cancelled. These rules are set to avoid claims from cooperating brokers for a due commission not being paid. If seller requires Broker's signature and or letterhead confirming cancellation a $25 processing fee will be charged to seller prior to letter being provided.
Q. Who will see my listing?
You get the best of both worlds. Individual buyers and Realtors® with buyers will know your home is for sale. Individual buyers looking for homes will see your MLS listing posted on websites like; Realtor®.com, Zillow.com, and hundreds more.
Please Note: We cannot guarantee that your listing will show up on each and every site as the internet is in a constant state of change and some websites will be slow or stop syndicating or have technical issues from time to time.
Q. What is the difference between a traditional full service broker and your flat fee service?
A traditional full service broker will help you determine a selling price, list your home on the MLS, schedule showings and negotiate the sales contract on your behalf. For these services you usually pay 4% to 6% of the sales price upon closing (this is usually split 50/50 with the buyer's agent). On the other hand, our flat fee program offers you a way to list your property on the same MLS used by Realtors® for a flat listing fee starting at $275. In exchange, you assume most of the duties traditionally performed by the listing agent. If you find the buyer yourself, you pay NO commission to a buyer's agent and further save yourself thousands more in commissions.
Q. Can I still sell my home "By Owner" while it is listed on the MLS?
Yes. We do not take away your right to sell the property yourself. If you find a buyer on your own, you pay absolutely NO buyer's agent commission. Our goal is to connect your with a Buyer's Agent who has a buyer interested in your home. When you list on the MLS you are no longer considered a For Sale By Owner "FSBO" type listing, since you are now being represented by a licensed real estate broker with TexasMLSBroker.com. Ronald L. Q. What is the "Minimum Level of Service" law in Texas and how does this law affect your flat fee service?
Texas law requires listing agents to provide a minimum level of service to their clients. The law requires ALL agents to accept and present offers on your behalf and be available to you throughout the closing process for questions. If we receive an offer on your behalf from an interest party, we will notify you via email promptly of the offer to you. We will also assist you during the negotiation process and be available to answer any questions you may have through the close of your transaction.
Q. Is this the same MLS other agents use?
Absolutely. The Multiple Listing Service (the "MLS") is the largest database of its kind in the country and most widely used by licensed brokers and agents.
Q. Will the MLS really help me sell my home?
Absolutely. To sell your home you have to let people know it's for sale and on the market now. The MLS gives you exposure to thousands of real estate agents and the qualified buyers they represent. Fact; over 80% of buyers use a real estate agent when looking for a home and real estate agents use the MLS. It's that simple. No other marketing efforts will yield you more exposure like the power of the MLS.

Definitely. As part of our package, your home will appear on the local MLS as well as several popular 3rd party real estate websites. These websites include, Realtors®.com, Zillow and many more. We do not monitor or forward 3rd party website leads since we have no control on how they distribute inquiries and at times sell the leads to real estate agents that purchases them. As per National Association of Realtors approximately 90% of buyers are represented by a Buyer's Agent who directly contact the broker and you directly by email to submit an offer or for a showing. Our goal is to give your property the Maximum Exposure and connect you with thousands of real estate agents with buyers.
Q. How do I post the pictures of my home?
The photos for the MLS listing are provided by you, and you simply email them to us. We will submit photos to the MLS. The different packages have maximum limits for pictures. The file type accepted is .jpg and max file size is 500KB. If you need help taking pictures we can recommend an independent photographer who will charge a service fee.
Q. Will my listing look the same as other listings?
Absolutely. The format is standard for all listings within MLS. Don't pay more for the same listing you'd get with a 6% listing broker or agent.
Q. What if I have a question during the listing period or want to change some information in the listing?
We are licensed real estate brokers & agents and will gladly answer any questions you have. If you want to make a change to your listing (i.e. price, description, etc.) simply send us your request via email at listnow@texasmlsbroker.com. Your listing will be updated within 24 business hours.
Q. Do I still need a real estate attorney?
We strongly recommend that you contact a real estate attorney for any circumstances you feel may require one. The attorney will assist you in reviewing signed contracts and represent you at the closing.
Q. Does your broker hold earnest money?
No. Our broker or agent will refer you to a third party escrow officer at a title company or attorney if need be.

Home Buyer Rebate FAQs
Q. Is this rebate program related to a government stimulus program?
No...Our Home Buyer Rebate offered comes from our company directly, not from any government program.
Q. Who is actually paying the commission received by you?
The seller will be paying a commission to their listing agent at closing. As your Buyer's Agent, we will be receiving a portion of the listing agent's commission, we will then share our portion of the commission with you at closing.
Q. How will I receive my rebate?
You will receive your rebate in one of two ways, either by check (approximately 7 days after closing) or the rebate amount can be applied directly to your closing costs as a credit at closing. Rebates must be approved by your lender if your using financing.
Q. Will I be taxed on the rebate amount received from you?
If this is a concern for you, you should first consult with your attorney and or your accountant for income tax implications you could be responsible for paying on the proceeds you receive from us.
Q. Will using a Buyer's Agent and receiving a Rebate affect the price I pay for the property?
The TRUTH is absolutely not. The seller and their listing agent agree on a commission percentage prior to the home being listed on the MLS for sale. It is required by the MLS. The agreed upon commission percentage is deducted from the final sales price and paid to the listing agent at closing. If the buyer doesn't have their own agent, the listing agent will simply keep the entire commission amount agreed upon with the seller.
Q. Would my interests be better served by contacting the listing agent directly?
In Texas the listing agent can not serve the interest of two principals, meaning the buyer and the seller.
Dual Agency is not legal in Texas. Your interests are best served by having your own agent/broker represent you in the transaction. Having an agent represent you doesn't cost you anything, it doesn't effect the commission being paid by the seller or the final sales price of the property. If just effects how the total commission will be distributed at closing.
